Our rooms are located above the Inn, and in a series of beautiful cottages just a few minutes walk from the main building (see map at bottom of page). We offer single rooms, twins, doubles and family rooms.
All rooms are en-suite and are well equipped to make your stay with us comfortable and enjoyable.
Each room has its own individual character and all of the deluxe rooms in the cottages have views towards the loch.
The Oak Tree is in the beautiful loch side village of Balmaha, on the famous West Highland Way. We have everything that you will need during your stay including a bar and restaurant, village shop, as well as St Mocha Coffee shop with its own Loch Lomond roasted coffee and homemade ice cream.

Need to Know…
- All rooms are en-suite and have free Wi-Fi access, flat screen TV’s, hairdryers and complimentary beverage tray.
- We have a range of different rooms, both above the Inn and in cottages less than 100m from the main building
- No pets allowed thank-you
- All prices include a hot and cold buffet breakfast
- To make your stay even more special or if you are celebrating a birthday or anniversary, we can offer flowers, wine and chocolates for your room. These can be ordered when you book online or by phone.
PROPERTY CANCELLATION RATE:
Flexible Rate: Your credit or debit card has been used to guarantee your room, but no charges have been made. If you wish to cancel your reservation, please advise us by 3pm two days prior to arrival. If the booking is cancelled after this time or the guest fails to arrive, this will result in a charge of one night per room to your card. Check-in from 3pm and check-out at 10am.
Advance Purchase & Seasonal Deal Rates: All Advance Purchase rates require full prepayment for the entire stay at the time of booking. Please note that all Advance Purchase payments are non-refundable if the booking is cancelled. Check-in from 3pm and check-out 10am.

Please Note: Room gatherings and Parties
To maintain the peaceful environment that our guests enjoy WE DO NOT ALLOW gatherings in rooms or room parties. If you have a party in your room we will give you one warning to close it down immediately before we call the police to remove you from the premises. You will be charged for any refunds given to other guests who have been disturbed.
In the event of guests causing any damage or abuse of our property, we reserve the right to charge any costs incurred for repairs/replacements to your card.
